To qualify for a unit at Grupe Management Company, you must meet the following criteria:


The households combined monthly income should be a minimum of 2½ times the monthly rent and must be verifiable. Applicant is to provide a copy of the most recent pay stubs - last (2) pay periods, TANF/AFDC Action Notice, SSI/SSA award letter, Child Support court order, if applicable. If income is not verifiable, proof of at least six (6) months of rent in a checking or savings account must be provided.

Rental History

If within the last three years a member of your household has been evicted or sued for any lease violations, we may reject your application. Current and previous landlord references will be verified.

Credit History 

If your credit history shows any unpaid debts and collections totaling over $2,500, your application may be denied. If you have a Chapter 13 bankruptcy that has not been discharged, your application may also be denied.

Criminal History 

If you have ever been convicted of a misdemeanor or a felony within the last (5) years, we may reject your application.


Not all properties allow pets. We reserve the right to impose breed restrictions on dogs that are perceived to have vicious reputations (i.e. Rottweiler, Pit Bulls, Doberman Pinschers, etc.) You may be required to pay an additional deposit and be required to have pet insurance for any pets. A service animal is not considered a pet.
