FREQUENTLY ASKED QUESTIONS
1. Who owns the home?
Valley Property Investors, LLC, a Grupe Company.
2. Is the home in danger of foreclosure?
No, periodic checks are completed on all properties to ensure good financial standing.
3. How long is the term of the lease?
The minimum lease term is 12 months.
4. What is the screening process?
A $35 non-refundable application fee will be required of each adult applicant and payable at the time the application is submitted. A credit report, background check, current and previous landlord references and unlawful detainer (eviction) search will be obtained for each applicant. Credit reports provided by the applicant will not be accepted. The application must be completed in its entirety and submitted with the required documents in order for the application to be considered complete.
5. Are co-signors accepted?
No, only the adult applicants that will occupy the home will be considered in the qualification process.
6. How long is the approval process?
The approval process may take up to 4 business days, depending on the completeness of the application when submitted and how quickly information is received from the various income sources and other references provided on the application.
7. Are residents required to obtain renter's insurance?
Yes, renter's insurance is required for all properties. A copy of the policy will be requested within 15 days of executing the lease agreement.
8. How much is the security deposit?
The security deposit is equal to the monthly rent amount.
9. Are pets allowed?
Yes, pets are allowed with the exception of the following dog breeds: Mastiff, Pit Bull, Rottweiler, and Doberman Pinscher. Additional restrictions may apply depending on the home.
10. Do you charge a pet deposit?
Yes, $250 per pet.
11. How is the rent paid?
Rent may be paid by personal check, cashier check, money order or ACH. Payments may be made via first class mail, online at www.GrupeManagement.com or in person at our office located at 3255 West March Lane, Suite 400, Stockton, CA 95219.
12. When is the rent due?
Rent is due and payable on the 1st day of each calendar month. There is a 5 day grace period. If rent is received after the 5th, it will be considered late and a $75 late fee will be assessed.
13. Who is responsible for paying the utilities including water, garbage, gas and electric?
The utilities are paid by the resident. The resident is required to transfer the utilities into their name upon execution of the lease agreement.
14. Who is responsible for the landscape maintenance?
The resident is responsible for the landscaping maintenance of the front and back yard.
15. How many people may live in the home?
A maximum of two persons per bedroom plus one may live in the home. For example; in a four bedroom home the maximum occupancy is nine.
16. How are maintenance and /or emergency requests handled?

17. Are there routine inspections completed on the home?
Yes, inspections will be completed biannually. Residents will be notified 7 to 10 days prior to the inspection date.
18. Is smoking allowed in the home?
No, smoking is not permitted in the interior of the home.
